What Your Property Needs Before We Can Start

Required Certificates:

Smoke & CO Alarms:

  • Mains-connected smoke alarm on every floor of the property
  • Carbon monoxide alarm in every room containing a gas appliance
  • Both must be tested at the start of every tenancy

The Laws That Apply To Your Property

Landlord and
Tenant Act 1985

Requires landlords to keep in repair the structure, exterior, and all installations for water, gas, electricity, sanitation, and heating

Housing
Act 2004

Residential premises must provide a safe and healthy environment for any occupier or visitor. We ensure all properties meet HHSRS standards.

Gas Safety (Installation and Use) Regulations 1998

Gas appliances must be maintained safely. Annual check required by a Gas Safe registered engineer.

Electrical Equipment (Safety) Regulations

All portable electrical appliances provided must be safe. Electrical installations checked every 5 years via EICR.

Smoke & Carbon Monoxide Alarm Regulations 2015

Smoke alarms on every floor. CO alarms in rooms with solid fuel or gas appliances. Tested at start of every tenancy.

Homes (Fitness for Human Habitation) Act 2018

Properties must be fit for human habitation throughout the tenancy. We monitor and maintain this standard continuously.

Tenancy Deposit Protection (2007)

Deposits must be protected within 30 days. We handle deposit protection on behalf of all landlords under our scheme.

Landlord responsibilities

Buildings Insurance

You are required to maintain valid buildings insurance throughout the contract. We recommend a specialist landlord policy that covers liability to tenants and periods where the property may be uninhabitable. Tenants are responsible for their own contents insurance.

Mortgaged or Leasehold Properties

If your property is mortgaged, you must notify your lender that you intend to let it. Written consent is usually required and some lenders may charge an administration fee. If leasehold, check your head lease and notify the freeholder. We'll advise you on both during the free valuation.
