What is guaranteed rent and how does it work?

We sign a corporate lease making Blueprints & Co your legal tenant for 2–5 years. We then manage and sublet your property to tenants. You receive a fixed monthly rent from us regardless of whether tenants pay or the property is occupied. Simple.

The monthly rate may sit slightly below market asking price but once you factor in zero void periods, zero management fees, zero maintenance costs, and zero setup costs, most landlords earn significantly more per year than through traditional letting. Our comparison table above shows the real numbers.

The Renters’ Rights Act removes fixed-term tenancies and makes it harder to evict tenants. Our corporate lease structure means we are your tenant not the end occupant — so you are protected from these changes. Your income and rights are secured throughout the contract.

Your property needs a valid EPC, gas safety certificate, and electrical installation condition report (EICR). It should meet basic habitation standards. Our team will assess this during the free valuation visit and advise on anything that needs addressing before the lease starts.

Rent begins from the contract start date. We pay you on the 15th of every month, without exception regardless of whether the property is occupied or whether tenants have paid us. Your payment is always on time.
